* The purchase of
a home is probably one of the single largest investments you will
ever make. You should be as informed and educated as you possibly
can when considering a home purchase. And a
home purchase inspection can provide that
education. Also, the FHA and the VA, as well as many other mortgage
lenders, recommend that a home inspection be
performed by a Certified Home Inspector of
Florida.
* A home
inspection lets you know the condition of the property as
well as identifies the need for any repairs before you buy, so that
you can make an informed real estate purchasing decision. A
home inspection also informs the buyer of the
positive aspects of the home, as well as any maintenance that may be
recommended to keep the house in good shape and to keep all major
systems operating smoothly. After the home inspection, you will have
a much better understanding of the property you intend to
purchase.
* A real estate inspection is
also valuable for homeowners for identifying any potential problems
that may need tending to, as well as for learning preventive
maintenance measures to help avoid any costly future repairs. If you
intend to put your house on the market, a sellers home
inspection could identify items that would be called out on
a buyer's inspection, which allows you to be
proactive in making repairs, thereby your house in a more sellable
position.
A complete home inspection
is conducted upon completion of the home, and is generally before
the contract between the buyer and seller is finalized. On new
construction, it is recommended that the property inspection be
conducted just before the walk-through with the builder. Our
certified inspector, armed with the most advanced inspecting
equipment, performs a complete structural and mechanical
analysis.
A professional home

New Construction
Inspections
Are you building a custom home and want to make sure it is being
built correctly right from the start? The Dexaco Certified Home
Inspector performs progress inspections during the
foundation, framing inspection progress of the home
building process and final walk-thru inspection. The foundation
inspection is prior to pouring any concrete, framing
inspection stage takes place just before the drywall is
installed in the home. A construction phase inspection is a
structural analysis ascertaining that all load bearing and framing
components were properly installed. The inspection certifies that
the home is structurally sound and compliant with building code
standards. The process also includes an examination of the
electrical, plumbing, and HVAC rough-ins for code compliance.
The Inspection
Report
After completion of the final inspection, we produce a computer
generated inspection report, 20-30 page report for the complete home
inspection. The report includes a detailed report analysis of the
home, digital photographs for visual display of all problem areas
(upon request of the client) and homeowner maintenance tips.
Additional copies of the completed inspection report can be
faxed or e-mailed at no extra charge.
Reinspections
Once you have a home inspection done, we are available to come
back at a reduced rate to make sure home repairs were properly
made. This helps you to ascertain that items noted in the inspection
report were repaired correctly and according to current codes.
Reinspections help you to further protect your investment and your
home from future damage resulting from improper repairs.
One Year Warranty
Inspection
The sale of a home typically includes a one year warranty in
which the builder will correct any problems encountered within the
first year of ownership of a new home.It is wise to have an
inspection conducted shortly before (about the 11th month) the one
year warranty expires, so you will know what to have the builder
correct. Don't get stuck with those home maintenance bills later!
